Under California law, condominium associations (SB 326) and apartment building owners (SB 721) must have exterior elevated elements — balconies, walkways, decks, stairs, and railings — inspected on a recurring cycle by a licensed architect or engineer. SB 326 inspections run on a nine-year cycle for condo HOAs; SB 721 inspections are on a six-year cycle for apartments of three or more units.
Nalu leads the on-site visual inspection as the California-licensed architect of record. Where invasive or destructive testing is warranted, we coordinate a licensed structural engineer or specialty inspector, scoped in the proposal. Deliverables include the sealed report the board (SB 326) or owner (SB 721) retains for the association's records and provides to the city on request, and — if repairs are needed — the repair drawings and bid-ready construction documents your contractor prices and submits for permit. Schedule is scoped in the proposal; timing depends on building size, access, and the depth of testing required.
